Why buy 'off plan'

When we search for our dream home in Spain, we tend to look at properties that have already been built. There is nothing wrong with this of course and a lot of the time we find a house that is perfect. However, sometimes we cannot find exactly what we were looking for? Is it in the location we dreamed of? Is it the style of house we wanted or does it cater for those who have disabled requirements? Does it have a pool, and most importantly, is it within our budget?



When you buy 'off plan' from e-casas.net, we try our best to fulfil this criteria! With completion times of within 6 months (guaranteed on an individual house), and easy stage payments with regular updates and photos via e-mail or post, it is a simple and sure way of having the home you want, the way you want it and when you want it. Villas, How to buy 'off plan'

Step 1: Select your maximum budget that you can afford as it is easier for you in the long run. We will endeavour to contract a price within or lower than your budget if at all possible.

Step 2: Please ensure you have sufficient funds to fulfil your project. If you require a mortgage or loan, we can put you in touch with a local bank who are happy to finance houses constructed by e-casas.net.

Step 3: Choose the style & size of house that suits you best, or simply supply us with a drawing of your own, and our architect will draw up plans in accordance with current building regulations.

Step 4: Pick the location you want to live in. We have a selection of plots to choose from including close to town, more remote or with large pieces of land to fit your lifestyle.



When, and only when you are happy with your choices, we will present you with a contract for you and your solicitor to read through. We insist that all our customers employ an independent solicitor, as this not only gives customers peace of mind, but also helps to avoid delays in the construction as they can act on your behalf if you are not able to be here if something needs to be signed or agreed. They are also able to help with such things as residency, N.I.E. (your fiscal number), buying a car, changing your driving licence etc.
Once we have exchanged contracts duly signed and we have recieved the first stage paynent, work starts and our clock starts ticking. During the first 5-6 weeks, it may appear that little is being done, but I can assure you this is not the case. For this company as well as yourself, this time is the most precious. Firstly, our architect draws up plans for approval by the college of architecture who issue your structural guarantee. Building licences are obtained, materials ordered, and a work schedule drawn up for the relevant teams of workers to construct your new home.
The architect then visits the site on a regular basis throughout the construction to ensure that specifications are met or exceeded. What we also do for our customers is to send regular updates including photos via e-mail or post if required of the work as it progresses, so that they can build up an album to keep for the future. You are also welcome to visit the site as often as you like to watch your house being constructed, providing you conform with health & safety regulations and best building practice guidelines.

What is included in the villa price?

Simply choose your plot, style & size of villa, which kitchen units & appliances you require, and whether you want a pool and garage or any other extras, and we will calculate this for you prior to contract.
